Laura at Blowing Rock Properties was great to help us out with the reservation. She called to let us know about the weather that was coming in the day of our reservation to make sure we were prepared. She was knowledgeable about the area and upcoming events. Blowing Rock Properties was very personable and was like our own travel agency. Will be renting from them again.

The property was well maintained and well stocked. It felt like home the moment we walked through the door. The beds slept well and the furniture was comfortable and updated. Everything was very clean. We even saw deer outside our condo on two separate occasions. We will be staying here again.

The shower in the main bedroom was mildew stained. So it gave the appearance of not being too clean. But I know sometimes those stains just won't budge if they've been there a long time no matter how much you clean it. The kitchen wasn't as "stocked" with pans, bowls, and such as other Chetola condos are, but it was sufficient. There was no fire starter or matches, so I had to run out and buy one at Food Lion. With all that said, the stay was great. It was just what we needed and my wife said she would gladly stay in this one again (just knowing we'd need to bring some utensils from home). Your agency was also gracious in letting us into the condo by 1pm on check in day. Thank you.

The Balsam I condo was a great place, close to all the attractions of Blowing Rock and Boone but removed from the throngs of weekend visitors who overtake the area. The condo itself is nicely furnished, including a wide range of kitchen supplies. Would definitely rent it again. A winner. Also liked that we could walk down the hill to a lovely lake and a really good restaurant. Breakfast buffet was a bargain and excellent.

We had a busy couple of days in the mountains! It was nice to come back to the comfort of the condo and relax. This was our son's first trip to the mountains! From the swinging bridge to Mast General Store he has had quite the adventure fot a six month old. I always get a bit sad to see a trip come to an end, but find comfort in knowing we will return! Thank you for opening up your beautiful home to us. It is very relaxing and comfortable. We came for our 10th anniversary & have enjoyed exploring Blowing Rock, Boone, hiking Grandfather Mtn (7.5 miles of it!) They even had fireworks for us last night, or maybe it was for the 4th, but at any rate we had a wonderful stay and look forward to bringing our children with us the next time. We're off to Linville Falls today, then the long drive back to Fairfax, VA. May Gods' peace and blessing be on you and your family, Ralph & Alice Srenglein

This was our first time at Chetola, but hope to return to this very condo...it was perfect! limited to: (i) keeping the Premises as clean and safe as the conditions of the Premises permit and causing no unsafe or unsanitary conditions in the common areas and the remainder of the Premises that Tenant uses. (ii) not deliberately or negligently destroying, defacing, damaging, or removing any part of the Premises or knowingly permitting any person to do so; and (iii) notifying Agent in writing of the need of replacement of or repairs to a smoke detector and the need of replacing the batteries during the tenancy. Mandatory Evacuation. If State or local authorities order a mandatory evacuation of an area that includes the Premises, Tenant shall comply with the order. Upon compliance, the Tenant will be entitled to a refund of the prorated rent for each night that the Tenant is unable to occupy the Premises because of the order. However, Tenant will not be entitled to a refund if, prior to taking possession of the Premises: (i) Tenant refused insurance offered by Agent that would have compensated Tenant for losses or damages resulting from loss of use of the Premises due to a mandatory evacuation order or (ii) Tenant purchased such insurance from Agent.

The tenant may be evicted under such procedures if Tenant: (i) holds over in possession after Tenant’s tenancy has expired; (ii) commits a material breach of any provision of this Agreement (including any addendum hereto) that according to its terms would result in the termination of Tenant’s tenancy; (iii) fails to pay rent as required by this Agreement; or (iv) has obtained possession of the Premises by fraud or misrepresentation.
Indemnification and Hold Harmless; Right of Entry; Assignment. Tenant agrees to indemnify and hold harmless Agent and the owner from and against any liability for personal injury or property damage sustained by any person (including Tenant’s guests) as a result of any cause unless caused by the negligent or willful act of Agent or the owner, or the failure of Agent or the owner to comply with the Vacation Rental Act. Agent, the owner, or their respective representatives may enter the Premises during reasonable hours to inspect the Premises, to make such repairs, alterations, or improvements thereto as Agent or owner may deem appropriate, or to show the Premises to prospective purchasers or tenants. Tenant shall not assign this Agreement or sublet the Premises in whole or part without written permission of Agent.
Pets. Unless otherwise specifically permitted in this Agreement (including any addendum hereto), no pets shall be allowed on the Premises. The Tenant’s breach of this provision shall be considered material and result in termination of the Tenant’s tenancy.

For Jacuzzis or whirlpools, please do not turn on the timer switch for the jets until the tub is filled above the jets, for this will air-lock your jets and possibly damage the motor, either of which will result in you being billed for the damage. Hot tub covers are not to be walked on, jumped on, or sat upon (even by small children) or used as sleds. The cost to repair or replace these covers is upwards of $500. You will be charged for damages from misuse.
Insects. Guests may occasionally encounter small amounts of ladybugs, flies, bees, wasps, brown wood roaches, etc. All our rental homes are professionally treated regularly
by a licensed pest control company; however, you are visiting a mountainous, forested area, and occasionally pests make their way inside. No refunds or discounts are given in these instances.
Good Neighbor Policies. Many of our rental properties are in mixed-use neighborhoods that include short-term guests and year-round residents. Please consider and respect neighboring properties and their rights to privacy and quiet enjoyment. Observe quiet hours from 10 pm to 7 am, unless more restrictive hours are requested in your instructions. No discharging of firearms at rental properties at any time. Do not trespass or use items or amenities belonging to another property. The person making the reservation assumes full responsibility (legal and financial) for the actions of all guests occupying the rental property. Unruly behavior deemed disorderly and causing a disturbance to the public is prohibited. These regulations will be strictly enforced.
Gas/Charcoal Grills. Gas and charcoal grills are difficult to maintain due to abuse and failure to clean by previous guests. We will make every effort to ensure that the grill is clean and, if propane, the tank is adequately full prior to your arrival. For homes with charcoal grills, please bring your favorite charcoal, as we do not supply it. We ask that you please help us by cleaning the grill after each use.
Transfer. If circumstances require (including but not limited to power outages, well issues, etc.) Blowing Rock Properties reserves the right to substitute comparable accommodations. If comparable accommodations are unavailable, guests may choose from available properties at the published rate or elect to receive a refund.
Standard Provisions. Minimum standard provisions provided include kitchen wares, linens, towels, wastebaskets, etc.
Staples. An initial setup of 2 trash can liners and a roll of paper towels (at the kitchen sink) will be provided. You will also find dishwashing soap and dish detergent under the sink. We also provide bath soaps and a couple of laundry pods. Other than these starter supplies, you must bring your own soap products, hair products, paper products, cleaning supplies, toiletries, food, trash bags and other necessities.
Housekeeping. All rentals include cleaning and linens. Rates quoted for each rental do include linens and cleaning service before and after your stay. Upon departure, guests are asked to put dishes in the dishwasher (if applicable) and start the cycle, take out the trash, including all items in the refrigerator, and dispose of as indicated in their instructions, which are provided 3 times prior to arrival once, via email, and several times via text message. Please double and triple check and don’t leave anything behind. It is very
cumbersome and time-consuming to collect and send items back to our guests due to our rural area.
Water and Septic. Most of the homes in our remote location are on well and septic systems. Septic systems can clog up if improper material is flushed at any time. Feminine products, baby diaper wipes, adult flushable wipes and any paper products other than toilet tissue can all clog systems and cause damage. Please place all such items in a trash container rather than flushing them. Private wells occasionally have a harmless yet distinct odor from minerals and can have sediment in the system. Normally, if you run the water for a bit, it goes away.
No Rebates or Refunds. No refunds will be made for breakdown or malfunction of appliances, TV, DVD, HVAC, Jacuzzi, Hot Tub, etc. We will, however, make every effort to resolve the issue as quickly as possible. No refunds will be provided for inclement weather, power outages, water, cable/satellite outages, the occasional bug (dead or alive), and the location of the rental home, type of roadways, or driveways leading to your vacation property. We encourage you to purchase travel insurance/trip interruption insurance. We reserve the right to substitute comparable accommodations without notice or liabilities should the unit be out of order.
Lost and Found. We make every effort to locate and return lost items, but we are not responsible for things that you lost, and we do not find. Please look and look again before you leave. If you leave something behind, call the Blowing Rock Properties rental office and we will do our best to locate it. It may be required that you send us the packing label, etc. There is a $25 handling fee plus the cost of shipping if we must collect your items, package and ship them.
Repairs and General Maintenance. Blowing Rock Properties aims to provide you with a trouble-free vacation, but as we all know, things break or stop running unexpectedly. While we cannot guarantee HVAC systems, water heaters, and other appliances, we do guarantee that repairs will be made in a timely manner. Note that depending on the availability of parts and labor, repairs are not always available on demand, especially on weekends, in our small community.
Outdoor Fires. Some of our homes have fire pits for your outside enjoyment. Please take care and be sure that safety precautions are observed and that the fire is fully out when done. Some properties adjoin or are close to Pisgah National Forest lands and fires are specifically forbidden at these properties to protect these forests.
Parking, RVs, Boats, Trailers, ATVs, OHVs and Off-Road Vehicles. Due to our mountainous terrain, parking can be limited at some properties. Some communities have strict
standards regarding the number of vehicles that can be parked at a property. Some may not allow motorcycles, RVs or trailers. Tenant must observe the parking limitations of each property and must not park in undesignated areas or block access to neighboring properties. Do not bring ATVs, OHVs or similar vehicles without prior approval. Riding ATVs, OHVs and other off-road vehicles on the property or neighboring properties is strictly prohibited. Parking trailers, horse trailers, boats, RVs and other large equipment requires advance discussion and approval from Agent.
Firearms and Fireworks: Use and possession of firearms and fireworks are strictly prohibited.
